The financial comparison is worth having too, because residential care is expensive and adaptations are one-off, so even substantial works frequently amount to a few months of the alternative.
Grants are available in many places and can cover a large share. The effect on resale value is real and often negative for the general market, so it belongs in the calculation honestly.
The comparison
Add the structural work, bathroom adaptation and equipment, deduct any grant, and express the result as months of the alternative arrangement. The effect on resale value is shown separately because it is only realised on sale and is frequently negative for buyers who do not need the adaptations.
Worked example
Structural work at 5,300, a wet room at 9,000 and equipment at 4,200 totals 18,500. A 6,000 grant leaves 12,500 net — about 3.3 months of a 45,000 a year alternative. Allowing for a 5,000 reduction in resale value, the full cost is 17,500, or a little over four and a half months.

Do adaptations reduce property value?
Often modestly, because most buyers do not need them and some are hard to reverse. Level access, wider doors and a ground floor bathroom are the most neutral; stairlifts and heavily specialised fittings the least.
