Landlords and letting agents apply an income test before offering a tenancy, most commonly requiring annual gross income of around thirty times the monthly rent. Failing it does not usually end the application — it triggers a request for a guarantor, who is tested at a higher multiple.

Knowing the numbers in advance tells you which properties you will pass on, and what a guarantor would need to earn, before you pay a holding fee.

The calculation

Income required = monthly rent × the multiple, typically 30. Where several people share, the requirement is normally divided between them, so each tenant is tested against their share rather than the whole rent.

Worked example

A rent of 1,500 a month at a 30 times multiple needs 45,000 of annual gross income. On an income of 32,000 a single tenant is 13,000 short and would be asked for a guarantor, who at a 36 times multiple would need to show 54,000. Two sharers would each need 22,500, which the same income clears comfortably.

What to do if you fall short

A guarantor is the usual route, and some landlords will accept several months of rent in advance instead. Both are negotiable, and a landlord facing an empty property is more flexible than the advertised criteria suggest — but ask before paying a holding fee.

Why thirty times the monthly rent?

It is a convention that works out to rent being about 40% of gross income, which most referencing agencies treat as the upper limit of affordability. Some landlords use 2.5 times monthly rent as monthly income, which is the same test expressed differently.

Does the income test use gross or net pay?

Almost always gross, which is why the threshold looks generous and the resulting rent often is not. Check your own affordability against take-home pay separately, because passing the landlord test does not mean the rent is comfortable.

What does a guarantor actually agree to?

Usually to pay the rent and often the full liabilities under the tenancy if the tenant does not, sometimes jointly for all sharers rather than just one. It is a serious commitment and the wording should be read carefully before signing.
