A five percent rent increase sounds small in the year it lands. Applied every year it compounds, and the rent at the end of a tenancy can be far above where it started while each individual rise still looked reasonable.

This projects the rent forward and, more usefully, shows the total extra paid across the whole period compared with a rent that never moved. That total is the number worth having in front of you when deciding whether to negotiate, renew or move.

How it compounds

Each year the rent is multiplied by (1 + increase), so year three is the starting rent × (1 + increase)². The total paid is the sum of twelve months at each year rent, which is why the extra grows faster than the headline percentage suggests.

Worked example

A rent of 1,500 rising 5% a year. Year one costs 18,000, year two 18,900 and year three 19,845 — a total of 56,745. At a flat 1,500 you would have paid 54,000, so the rises cost an extra 2,745 across three years. The rent at renewal after year three is 1,736.

Negotiating a rise

The landlord alternative to agreeing with you is a void period plus letting fees, which typically costs more than the increase in dispute. Local evidence of what comparable properties are actually letting for, plus a record of paying on time, is the strongest position you have.

Are rent increases negotiable?

Usually more than tenants assume. Re-letting a property costs a landlord an empty month plus agent fees, so a reliable sitting tenant has real leverage, especially when comparable local rents do not support the proposed rise.

How much can rent legally rise?

That is entirely local. Some jurisdictions cap increases or limit their frequency, others leave it to the contract. Check the rules for the specific city, not the country, since rent regulation is often set at city level.

Is it cheaper to move than to accept a rise?

Not always. Moving costs a deposit, removals, time off work and often overlapping rent. Work out the total of those against the extra rent over the year — a modest rise frequently costs less than a move.
