Splitting a large property into separate units can create real value, because two smaller homes often sell for more together than one large one. It can also destroy value, when the conversion cost exceeds the uplift — which is more common than the strategy's reputation suggests.

Separate services, fire separation, sound insulation, independent access and planning consent are all required, and they are where the budget goes.

The calculation

Combined value after conversion is the number of units times what each is worth. The uplift is that against the current single value, and the net gain is the uplift less the conversion, fee and services costs.

Worked example

A property worth 400,000 as one home, split into two units worth 240,000 each, gives a combined 480,000 — an 80,000 uplift. Conversion at 65,000, fees at 12,000 and separate services at 8,000 total 85,000, so the scheme loses 5,000. The unit values would need to reach about 242,500 each to break even.

Test the unit values hard

The whole result turns on what each unit actually sells or lets for, and a converted flat in a former house is not always worth what a purpose-built one is. Use sold prices for genuinely comparable converted units, not for new-build flats nearby.

Does subdividing always add value?

No. It works where smaller units are in strong demand and the conversion is straightforward. Where the property is already efficiently laid out, or the conversion requires major structural work, the costs frequently exceed the uplift.

What consents are needed?

Planning permission for the change of use in most jurisdictions, plus building regulations for fire separation, sound insulation and means of escape. Lease terms and mortgage conditions may also restrict it.

What is most often underestimated?

Separate services — independent electricity, water, gas and drainage connections with their own meters. Utility connection charges are substantial and the lead times are long enough to delay a whole project.
