Land as a share of value

Development land has no independent price. It is worth whatever remains after the finished value of the scheme has paid for construction, professional fees, finance, sale costs and the developer's profit. That remainder is the residual land value, and it is the number that determines whether a site is worth bidding on.

The calculation is very sensitive to its inputs. A five percent error in end value or build cost moves the residual by far more than five percent, because it is the difference between two large numbers.

The calculation

Residual land value = gross development value − build cost − professional fees − finance − sale costs − developer profit. Everything is deducted from the end value, and whatever is left is what the land can be worth.

Worked example

A scheme with a 2,000,000 end value and 1,100,000 of build cost: fees at 10% are 110,000, finance at 6% of build plus fees is 72,600, profit at 20% of value is 400,000 and sale costs at 3% are 60,000. Total deductions are 1,742,600, leaving a residual land value of 257,400 — under 13% of the end value.

Why the answer moves so violently

The residual is a small difference between two large numbers, so it amplifies every error. Build costs 10% over budget on this scheme would cut the land value by 110,000, or more than 40%. Test the residual at a lower end value and a higher build cost before committing to a bid.

What profit margin do developers use?

Commonly 15 to 20 percent of end value, and lenders often require it. The margin covers risk rather than being pure reward, so it rises for complex schemes, long build periods and uncertain markets.

Why is my residual negative?

Because the scheme costs more to build and fund than it will be worth. That is a real answer, not a calculation error, and it means the site does not work at those inputs — the scheme, the costs or the price expectation has to change.

Should I include planning costs?

Yes, either in professional fees or as a separate line. Planning, surveys, legal work and any statutory contribution can be substantial, and leaving them out systematically overstates what the land is worth.
