Most countries charge property transfer tax in bands, and most people calculate it wrongly. The rate for a band applies only to the slice of the price falling inside it, not to the whole price — so crossing a threshold costs the higher rate on the excess, not on everything.

Thresholds and rates are set locally and change often, so they are inputs here rather than assumptions. Look up the current schedule for the specific region and enter it.

How banded tax works

Each band's rate applies only to the part of the price inside that band. The tax is the sum of those slices, which is why the effective rate on the whole price is always lower than the top band rate you fall into.

Worked example

On a 450,000 price with bands of 0% to 125,000, 2% to 250,000 and 5% above: the first 125,000 is free, the next 125,000 attracts 2% (2,500), and the remaining 200,000 attracts 5% (10,000). The total is 12,500 — an effective rate of 2.78%, even though the top band rate is 5%.

Surcharges sit on top

Many jurisdictions add a flat surcharge for additional properties, non-residents or company purchases, applied across every band rather than only the top one. Where a surcharge applies, add it to each band rate before entering them here.

Frequently asked questions

Does the higher rate apply to the whole price?

Not in a banded system, which is how most transfer taxes now work. Only the slice above each threshold is taxed at the higher rate. A few jurisdictions still use slab systems where crossing a threshold does reprice everything — check which applies.

Are there first-time buyer reliefs?

Commonly yes, usually as a higher zero-rate threshold or a discount up to a price cap. Enter the relieved thresholds in place of the standard ones to see the effect.

Can transfer tax be added to the mortgage?

Generally not. Lenders advance against value, so tax and fees come from your own funds. This is why the cash needed to complete is well above the deposit alone.
