That margin is invisible because it is built into the rate rather than charged as a fee.
On a property purchase the amounts are large enough that a two or three percent spread is thousands of units of currency. This shows what it costs so you can decide whether a specialist broker is worth using.
The calculation
Add local purchase costs to the price to get the total needed in local currency. Convert at the mid-market rate, then apply the margin your provider takes, and add any fixed transfer fee. The margin is charged on the whole amount, including the local fees.
Worked example
A property at 250,000 in local currency with 10% local costs needs 275,000. At a mid-market rate of 1.08 that is 297,000, but a 3% margin adds 8,910, and a 25 transfer fee brings the total to about 305,935. The effective rate you actually receive is 1.1124, not 1.08.
Where the margin is worth attacking
High-street banks commonly take two to four percent on a large transfer; specialist brokers typically take a fraction of that. On this purchase, moving from a 3% margin to 0.5% saves about 7,400 for an afternoon of arranging — one of the highest hourly returns available in the whole transaction.

Why is the exchange rate margin hidden?
Because it is built into the rate quoted rather than shown as a fee. A transfer advertised as commission-free can still take three percent through the rate, which on a property purchase is far more than any visible charge.
Should I use a currency broker?
On amounts this size, almost always. Specialist providers typically quote much closer to the mid-market rate than a high-street bank, and the saving on a property purchase is usually thousands. Check the provider is properly regulated.
Should I fix the rate in advance?
A forward contract locks the rate between agreeing a purchase and completing, removing the risk that a currency move changes the price. It costs a little in the rate and a deposit, and it removes an exposure you are not being paid to take.
