Price per square foot is the one measure that lets you compare a small flat against a larger one, or a quote in square feet against a quote in square metres. Agents rarely lead with it, because it makes differences obvious.
The number is only as honest as the area behind it. A price quoted against a larger, generously measured area looks cheaper per unit while giving you no more usable space, so always confirm which area definition is being used before comparing.
The conversion
Price per square foot = price ÷ area in square feet. One square metre is 10.7639 square feet, so a price per square metre divided by 10.7639 gives the price per square foot.
Worked example
A 300,000 property of 1,200 square feet works out at 250 per square foot, or about 2,691 per square metre. Compared against a local benchmark of 260 per square foot, it is better value by 10 per square foot — which across 1,200 square feet is 12,000 on the price.
Make sure you are comparing the same thing
Some markets quote usable or carpet area, others include a share of common parts, balconies or walls. The difference can be a quarter of the total. Two properties can only be compared per square foot if both use the same definition, so ask which one applies before drawing conclusions.
Cost per square foot is not the same question
Two different sums share the same words. Price per square foot is what a finished property sells for, which is what this calculator works out. Cost per square foot is what it takes to build or renovate one — materials, labour and fees — and that is a different figure entirely, usually well below the sale price in any area worth building in.

Square feet and square metres
One square metre is 10.7639 square feet, so the two prices never look alike and cannot be eyeballed. A few reference points at the same property value:
- 100 per sq ft is about 1,076 per sq m
- 250 per sq ft is about 2,691 per sq m
- 500 per sq ft is about 5,382 per sq m
- 1,000 per sq ft is about 10,764 per sq m
To go the other way, divide the price per square metre by 10.7639. The calculator above accepts either unit and returns both.

Why does price per square foot matter?
It is the only way to compare properties of different sizes on a like-for-like basis. A larger home at a higher price can easily be better value per unit of space, and the headline price alone will never show that.
Which area figure should I use?
Whichever your market treats as standard, but use the same one on both sides of any comparison. If one agent quotes usable area and another includes common parts, converting to a per-unit price without adjusting will mislead you.
Is a lower price per square foot always better?
No. Floor level, view, condition, aspect and how well the space is laid out all matter, and none appear in the number. Use it to narrow a shortlist, not to make the final decision.
How do you calculate price per square foot?
Divide the property price by its floor area in square feet. A property at 300,000 with 1,200 square feet is 300,000 divided by 1,200, or 250 per square foot. If the area is given in square metres, multiply it by 10.7639 first.
What is the difference between cost per square foot and price per square foot?
Price per square foot is what a finished property sells for. Cost per square foot is what it takes to build or renovate one, covering materials, labour and fees. The two are rarely close, and confusing them will make a build look cheap or a purchase look expensive.
