Most offers are made by phone and immediately lose half their force. A written offer states the price, what it depends on, how it is funded and how quickly you can move — and it reaches the seller in the form the agent has to pass on, rather than as a summary of a conversation.

The strongest offers are not always the highest. A seller with a deadline is choosing between certainty and price, and an offer that demonstrates funding and a realistic timetable frequently beats a larger one that might collapse.

Say what the offer depends on. Fewer conditions makes a stronger offer, but never remove one you actually need.

Why a written offer works

An agent presenting a verbal offer conveys a number. A written offer conveys a number plus evidence, and it reaches the seller in your words rather than as a paraphrase. When two offers are close, the one that reads as organised usually wins.

Conditions are protection, not weakness

Removing a survey or finance condition makes an offer look stronger and can expose you to serious loss. Keep the conditions you genuinely need, state them plainly, and compete instead on speed, flexibility on the completion date, and evidence of funding.

Check what an offer means where you are

In some jurisdictions a written offer is a binding contract once accepted; in others nothing binds either side until contracts are exchanged or a notarised deed is signed. This is one of the largest differences between property systems, so confirm the position locally before sending anything.

Is a written offer legally binding?

It depends entirely on where the property is. In several systems an accepted written offer forms a contract immediately, while in others nothing binds either party until a later formal stage. Confirm the local position before you send it.

Should I explain why I am offering below asking?

Briefly and factually, if there is evidence — comparable sales, work identified at the viewing, or a survey finding. A short, specific justification is persuasive; a long list of complaints about the property reads as a negotiating tactic and hardens the seller.

How quickly should I expect a response?

Agents are generally required to pass offers to the seller promptly, and a day or two is typical. If a week passes with no answer, follow up in writing and ask directly whether the offer was presented.
