Mortgage applications rarely fail on affordability. They stall because a document is missing, a deposit cannot be traced, or an address history has a gap. Every one of those is avoidable, and every one costs weeks at the point where a seller is deciding whether to stay with you.
Gathering the file before you offer converts a three-week process into a three-day one, and lets you tell a seller truthfully that your finance is ready.
Identity and address
- Passport or national identity document, in date
- Driving licence or second photographic identity document
- Proof of current address dated within the last three months
- Full address history for the last three years with no gaps
- Documentation of any name change
Income — employed
- Last three months of payslips
- Most recent annual income statement or tax summary
- Employment contract, particularly if you started recently
- Evidence of bonus, commission or overtime across two years where you want it counted
- Employer name, address and a contact for verification
Income — self-employed or company director
- Two to three years of accounts prepared by an accountant
- Corresponding tax returns and tax year overviews
- Business bank statements for the last three to six months
- Accountant name and contact details
- Evidence of continuing work: contracts, invoices or forward bookings
Deposit and its source
Where the deposit came from is checked as carefully as whether it exists.
- Bank statements showing the deposit and how it accumulated
- Evidence of any lump sum: sale proceeds, investment sale, bonus, inheritance
- Signed gift letter from any family member contributing, confirming it is not a loan
- Identity documents for the person giving the gift
- Statements covering any account the money passed through
Outgoings and commitments
- Three to six months of personal bank statements for all accounts
- Details of loans, car finance, credit cards and their monthly payments
- Childcare, school fees and maintenance payments
- Any existing mortgage details, including the balance and rate
- Details of dependants
The property
- Full address and asking price
- Estate agent details and the seller lawyer
- Your own lawyer name, firm and reference
- Building type, construction and age where unusual
- Any known issues that a valuer will raise, disclosed up front
Get an agreement in principle first
An agreement in principle is a soft assessment based on what you declare, and it is what an agent will ask to see before presenting your offer. It is not a mortgage offer and it is not a guarantee, but without one your offer sits below buyers who have one.
The deposit trail is where applications stall
Lenders must establish where the money came from, not merely that it is there. Money moved between accounts shortly before an application, cash deposits and unexplained transfers all generate queries. Leave large sums in one account for several months before applying wherever you can.
Disclose rather than tidy
Gaps in employment, a period of poor credit or an unusual income structure are all manageable when disclosed at the start and fatal when discovered at the valuation stage. Tell the broker or lender everything early — they can choose a lender that fits.
Common questions
How long does a mortgage application take?
Typically two to six weeks from full application to formal offer, and it depends far more on how quickly documents are supplied than on the lender. A complete file at submission is the single biggest accelerator.
Does applying to several lenders harm my credit?
Multiple full applications in a short period can, because each leaves a hard search. Use a broker or agreements in principle that rely on soft searches to compare, and submit one full application.
Can I use gifted money as a deposit?
Usually yes, and the lender will want a signed letter confirming it is a gift rather than a loan, that the giver retains no interest in the property, and identity documents for them. Arrange this early; it is a common late delay.
