Recurring property tax goes by many names — council tax, rates, IBI, taxe foncière, property tax — and the mechanics are broadly the same: an assessed value, a rate applied to it, sometimes an exemption deducted first, and often fixed charges on top for services.

Two things catch buyers out. The assessed value is frequently not the market value and can be years out of date, and fixed service charges can be a significant part of the bill on lower-value properties.

The calculation

Taxable value = assessed value − exemption. Annual bill = taxable value × rate + any fixed charges. Where the system uses bands rather than a percentage, enter the band value as the assessed value and the effective percentage as the rate.

Worked example

An assessed value of 350,000 with a 25,000 exemption leaves 325,000 taxable. At 1.2% that is 3,900, plus 240 of fixed service charges, giving 4,140 a year or 345 a month. The effective rate against the full assessed value is 1.18%.

Check the assessment, not just the rate

Assessed values are often revalued only every few years and can be wrong for an individual property, particularly after an extension elsewhere on the street or a change of use. Most systems have an appeal process, and a successful challenge reduces every future bill.

Frequently asked questions

Is assessed value the same as market value?

Usually not. Many systems assess at a fraction of market value, or use a value fixed at a past revaluation date. Comparing the assessed value to what the property would sell for is not a meaningful check.

Can I challenge my assessment?

Most jurisdictions allow an appeal, typically within a set window and with evidence such as comparable assessments on similar nearby properties. Because the assessment drives every future bill, a successful challenge compounds.

Are there exemptions I might qualify for?

Commonly for main residences, older owners, single occupants, agricultural use, and some renovations or energy improvements. These are highly local and rarely applied automatically, so it is worth asking the authority directly.
