Effective rent spreads those incentives across the term to give the figure that matters for budgeting and for comparing two offers. Two leases with identical headline rents can differ by twenty percent once the incentives are counted.
The calculation
Total paid = (monthly rent × months you actually pay) − any landlord contribution. Effective rent is that total spread evenly across the whole term and annualised, so it is directly comparable to the headline figure.
Worked example
A 60,000 headline rent on a 60-month lease is 300,000 over the term. Six rent-free months remove 30,000 and a 20,000 fit-out contribution removes 20,000 more, leaving 250,000. Spread over five years that is an effective rent of 50,000 a year — a discount of 16.7% on the headline.
Incentives are negotiable in more than one shape
The same value can arrive as rent-free months, a capital contribution, a stepped rent or a landlord-funded fit-out, and the tax and accounting treatment of each differs. Ask for the incentive in the form that suits your position rather than accepting the one first offered.

Why do landlords give rent-free periods instead of lower rent?
Because the headline rent sets the building capital value, which is based on income. A rent-free period is a one-off cost against the same headline rent, so the valuation is protected while the tenant still gets a discount.
Is effective rent what I should budget for?
Budget for the actual cash flow, which is zero during the free months and the full rent afterwards, not a smooth effective figure. Use effective rent for comparing offers, and the real schedule for cash planning.
Do incentives affect a break clause?
Frequently. Many leases claw back a proportion of the incentive if the tenant breaks early, and some make full payment a condition of the break being valid. Check the clawback wording before relying on the break.
