Property Portals vs Your Own Landing Page
How lead distribution works on property listing portals, why the same buyer enquiry often reaches several agents, and when your own landing page converts better.
Listing portals solve a real problem: they have the audience. If nobody knows your name, a portal puts your listing in front of buyers who are already searching. That is genuinely valuable, and this page is not an argument for abandoning them.
The problem is what happens after a buyer enquires. On a portal, the enquiry is a lead the portal owns and distributes — commonly to several agents at once, depending on the plan the agent has bought. On your own page, the enquiry is a WhatsApp message that arrives only with you.
The structural difference
| Listing portal | Your own landing page | |
|---|---|---|
| Who owns the enquiry | The portal | You |
| Who else receives it | Typically other agents on paid plans | Nobody |
| Response window | Whoever calls first usually wins | No race |
| Cost model | Recurring subscription or per-lead | Flat monthly for unlimited pages |
| Branding | Portal's brand, portal's other listings alongside | Yours only |
| Where the traffic comes from | The portal's audience | Your ads, Instagram bio, WhatsApp status |
| What you keep if you stop paying | Nothing | The pages and the contacts |
Why the shared-lead model hurts conversion
When one enquiry reaches several agents, the buyer receives several calls within minutes. From the buyer's side this is an unpleasant experience; from yours it turns the deal into a speed contest rather than a service contest. The agent who answers in ninety seconds wins, regardless of who knows the property better.
A landing page inverts that. The buyer chose to click your ad or your Instagram link, saw your name and photo, and sent a message that only you receive. You are not competing for the same enquiry — you are the only person holding it.
Where portals genuinely win
- Cold discovery. A buyer searching "3 BHK in Kharadi" with no agent in mind will find a portal, not you.
- Scale of inventory. Buyers comparing dozens of options in one place.
- Established trust with buyers who have never heard of your agency.
The combination most agents settle on
Keep a portal presence for discovery, but send every other channel — Instagram bio, Facebook and Instagram ads, WhatsApp status, printed QR codes, your email signature — to a page you control. Traffic you paid for yourself has no reason to be routed through someone else's lead distribution.
That is the split we built My Property Pages for: a page per property with your photo, phone and WhatsApp on it, enquiries straight to your phone, and a CRM that remembers who asked what.
Every enquiry on WhatsApp, not in a form queue
Leads from your own property page arrive as a WhatsApp message with the property attached — no dashboard to check, no lead sitting unread for a day.

Do property portals share my leads with other agents?
Portals operate lead distribution as part of their paid plans, and the same buyer enquiry commonly reaches several agents depending on the plan. The specifics vary by portal and package — check what your plan states about lead exclusivity.
Should I stop using property portals?
Usually not. Portals are strong for cold discovery from buyers who do not know you. The argument is about where your own paid and organic traffic should land — that should be a page you control.
Is a landing page cheaper than a portal subscription?
Generally yes on a monthly basis, but they do different jobs. A landing page does not bring you an audience; it converts the audience you already reach through ads and social. Budget for both.
What happens to my listings if I stop paying a portal?
They come down. With your own pages, the pages and the contact records remain yours, which is the main long-term difference.
