Every agent I know has the same complaint about portals: you pay for a package, the same lead is sold to four or five brokers, half the numbers are wrong, and the buyer has already been called ten times before you reach them. If you want real estate leads without portals, the answer is not one magic channel. It is a handful of small, repeatable habits that put your name and your listings in front of people who are already looking in your area.

This guide walks through the channels that work for independent agents in India, roughly in the order I would set them up if I were starting again tomorrow.

Why the portal model works against you

Portals are built to sell the same buyer many times. You are not their customer; the buyer is the product and you are one of several bidders. That creates three problems:

  • You own nothing. Cancel the package and your visibility disappears the same day.
  • You are always racing. Speed matters so much that agents end up calling at 11 pm just to be first.
  • Your brand never grows. The buyer remembers the portal, not you.

Owning your own lead sources fixes all three. The trade-off is that it takes a couple of months to build and it needs discipline.

Step 1: Give every property its own page

Before you touch any channel, fix the destination. When someone sees your board, your WhatsApp status or your Instagram post, where do they go? If the answer is "they call me", you lose everyone who is not ready to talk yet, which is most people.

A single page per property with photos, price, location, a short description and an enquiry button does three things: it looks professional, it works at 2 am, and it captures the enquiry directly into your inbox rather than into a shared pool. Step 2: Set up and feed a Google Business Profile

Thirty minutes gets you started:

  2. Add ten good photos: you, your office or a clean desk, and properties you have closed.
  3. Put your property page or profile link as the website.
  4. Post once a week. A new listing, a sold update, a short local market note.

Step 3: Work the groups where buyers already talk

Every society, every sector, every office park in India has WhatsApp groups and Facebook groups where people ask "anyone know a good 3 BHK on rent in this society?" That question is a lead. The agent who answers helpfully, without spamming, wins.

Rules that keep you welcome:

  • Answer the question first, pitch second. "Yes, there is a 3 BHK on the 7th floor, park-facing, roughly ₹28,000 plus maintenance. Details here: [your page link]."
  • Never paste five listings in a row. One relevant link beats a flood.
  • Become the person who posts useful things: a note on the new GMADA circle rates, a reminder about society transfer charges, a list of documents for a resale flat.
  • Keep a simple spreadsheet of which groups you are in and what you posted, so you do not repeat yourself.

Step 4: Turn past clients into a referral engine

A family that bought through you knows twenty other families thinking about buying. Most agents close the deal and vanish. Instead:

  • Message on the registry anniversary and at Diwali. Not a forward, a personal line.
  • When you list something in their society or sector, tell them first: "A 2 BHK just came up two towers from yours. If anyone in your circle is looking, send them my way."

Sale boards still work, especially for plots and independent houses. What kills them is a hand-painted number that nobody wants to call.
