You are twenty minutes into a site visit, the buyer's mother has been quiet, and then she asks: "Which direction does the kitchen face?" If you do not know, the visit is effectively over. 1. Facing

"Facing" usually means the direction the main entrance of the plot or building faces, though for flats buyers sometimes mean the direction the main balcony or living room looks out.

Common preferences:

  • East-facing is widely preferred, associated with morning sunlight.
  • North-facing is also strongly preferred in many traditions.
  • North-east is often considered the most auspicious entrance direction.
  • West-facing is generally considered acceptable.
  • South-facing is the one buyers worry about most, though many practitioners consider it fine with the right entrance and layout.

Practical note: in north Indian summers, a west-facing balcony takes the afternoon sun and gets hot; an east-facing bedroom gets early light. Some "Vaastu" preferences line up with simple comfort, and it is fine to mention both.

2. Main entrance direction

For flats this is the direction you face when standing outside the main door, looking in. Buyers often want to know which compass segment the door sits in, not just the broad direction. Carry a compass app and measure at the door on every listing; write the reading on your notes. "Main door faces north-east, roughly 40 degrees" is an answer that ends the discussion. "I think it's north-ish" restarts it.

3. Kitchen placement

The most common kitchen preference is south-east, with north-west as a widely accepted alternative. Buyers also ask which direction the cook faces at the hob; east is commonly preferred. Kitchen in the north-east corner of the flat is the placement that most often causes hesitation.

Know where the kitchen sits relative to the flat's centre, and which way the hob faces. If the flat has a modular kitchen that could be reconfigured, say so; it is often the solution a family is looking for.

4. Master bedroom

South-west is the most commonly preferred location for the master bedroom. Buyers may also ask about bed orientation, usually preferring to sleep with the head towards south or east. This is something the buyer controls after purchase, so it rarely blocks a deal, but knowing the room's position helps.

5. Toilets and the north-east corner

Buyers frequently check whether a toilet or the overhead water tank sits in the north-east of the flat, which many practitioners advise against. Toilets in the north-west or west are generally considered acceptable. Be ready to point out where each bathroom sits on the floor plan.

6. Pooja room

A small but frequent question. North-east is the typical preference for a pooja space; a niche or corner in the north-east of the living area is often enough for a flat.

7. Staircase, water and open space (plots)

How to handle the conversation

Put the facts on the listing

Facing, main-door direction, kitchen position and master bedroom position belong on the property page, in plain words. Buyers who care will filter on them before the call; buyers who do not will ignore them. Either way you avoid the wasted visit. A property page with a proper description field gives you room for a line like: "East-facing tower, main door north-east, kitchen south-east, master bedroom south-west." It reads as competence, not belief.

Never certify compliance

"Fully Vaastu-compliant" is a claim you cannot back, and the buyer's consultant may disagree. Use: "Facing and layout details are on the page; happy to share the floor plan with compass directions for your consultant."

Before you show any property, have these written down:

  1. Building or plot facing (compass reading at the main gate)

  4. Master bedroom position
  5. Position of each toilet
