WhatsApp Follow-Up Scripts for Real Estate Leads (Copy-Paste Ready)
WhatsApp follow-up scripts for real estate leads you can paste today: first reply, day 1 and day 3 nudges, post-site-visit, price objections and reviving cold leads.
The lead came in at 11:40 pm from a Facebook ad. You replied at 8 am with "Hello, yes available, when can you visit?" and never heard back. Nothing was wrong with the property. The message was the problem. These WhatsApp follow-up scripts for real estate leads are written for the way Indian buyers actually behave: they enquire late, they message several agents, they go quiet for a week, and they decide in a rush. Copy them, swap the brackets, and keep your own voice.
Two rules before the scripts. First, every message should give the buyer something: a link, a number, a photo, a fact. Never send a bare "any update?". Second, always end with one easy question, not three.
The first reply: within minutes
The first reply is the one that gets compared with four other agents. Make it specific and make it useful.
"Hi [Name], this is [Your name] about the 3BHK in [Sector/Project]. It's available. Price is ₹[X], [carpet area] sq ft, [floor], [facing]. Full photos, floor plan and location are on this page: [property page link]. Are you looking to move in or is this for investment?"
If you cannot reply personally at 11:40 pm, set an instant auto-reply. If you use a property page with a lead bot, it sends the buyer your words immediately and then follows up by email on day 1 and day 3 until you mark the lead contacted. The point is that the buyer gets a response in their own language, with a link, before the next agent wakes up.
Qualifying without interrogating
Buyers resent a questionnaire. Spread the questions across the conversation, one at a time, each attached to something helpful.
"Thanks. So I send you the right options: what's your budget range, roughly? I have two more in [area] between ₹[X] and ₹[Y]."
"Got it. Are you planning a home loan or direct payment? If loan, I can share which banks have approved this project; it saves a week."
"When are you hoping to finalise? If it's this month I'll prioritise showing you the units that are ready to register."
Day 1 nudge: the buyer has not replied
Sent roughly 24 hours after your first reply, only if there was no response.
"Hi [Name], sharing the floor plan for the [Sector] 3BHK in case it helps with the decision. [image or link]. I'm showing it tomorrow between 11 and 1; happy to add you if that works."
This is a nudge with a gift (floor plan) and a soft deadline (a real viewing slot). Do not invent urgency; use the real one.
Day 3 nudge: still quiet
"Hi [Name], two things. One, the [Sector] flat is still available. Two, a similar 3BHK came up in [nearby sector] at ₹[Y], slightly lower floor. Page here: [link]. Would you like me to stop sending options or are you still looking?"
The "should I stop?" question is the most powerful line in this list. People who are still interested reply to stop you from stopping. People who are not interested tell you, and you save your time. If you need a structured way to manage these cadences for many leads at once, see the daily follow-up routine for a small real estate team at Daily Follow-Up Routine for a Small Real Estate Team.
Confirming a site visit
"Confirmed: [Day], [time], [Project], tower [X]. I'll meet you at the main gate. Location pin: [link]. If anything changes, just message me; no need to call. See you then."
Send a reminder the morning of the visit:
"Good morning [Name], see you at [time] today at [Project]. Carry an ID for the society gate. I'll have the floor plan and price sheet printed."
After the site visit: same evening
The most neglected message in real estate. Send it within three hours, while the visit is fresh.
"Thanks for coming today, [Name]. Quick recap: 3BHK, [floor], [facing], ₹[X] all-inclusive except registration. You liked the [balcony / light / layout]; your concern was [parking / price / floor]. I'll get an answer on [the concern] by tomorrow. What did your [spouse/parents] think?"
Naming their concern shows you listened. Asking about the family acknowledges who actually decides. Why leads go cold after the site visit, and the follow-up that fixes it, is covered in detail at Why Leads Go Cold After the Site Visit (and the Follow-Up That Fixes It).
Handling "price is too high"
Do not argue and do not discount on the spot.
"Understood. Can I ask what number you had in mind? I'll take it to the owner honestly rather than guess. For context, the last two deals in this tower closed roughly between ₹[A] and ₹[B], so I can tell you quickly whether your figure is realistic."
Then, if the offer is low:
"I put ₹[offer] to the owner. He's not there yet but indicated he'd consider ₹[counter] if we can close within [timeframe]. Shall I hold the unit for 48 hours while you decide?"
The long-cycle buyer: monthly touch
Some buyers are six months away. Do not pester; stay present once a month with something genuinely useful.
"Hi [Name], monthly update for [area]: two new launches, resale prices roughly steady, bank rates [moved/unchanged]. No pressure; just keeping you informed. Still thinking of [Q1] for the move?"
Reviving a cold lead: 30 to 60 days later
"Hi [Name], [Your name] here. You'd enquired about a 3BHK in [Sector] back in [month]. Did you end up buying, or still looking? If you've bought, congratulations and I'll close your file. If not, I have three new options that fit what you described."
Half the replies will be "already bought". That is fine; it cleans your pipeline. The other half are warm again.
Asking for a review after the deal
"Congratulations on the keys, [Name]. It was a pleasure working with you. If you have two minutes, would you leave a short review on my page? It helps other families trust me the way you did. [review link]. Thank you, genuinely."
A review on your own agent page, approved by you before it shows, does more for your next lead than any ad. See how they look on a live agent page at a live agent page.
Keep the scripts honest
Adapt the wording to how you actually talk. A script that sounds like a bank's SMS will be ignored. A script that sounds like a competent friend who happens to sell property will be answered. Save these as quick replies in WhatsApp Business, set your instant reply, and stop losing the leads you already paid for.
Frequently asked questions
How soon should I reply to a new property enquiry on WhatsApp?
Within minutes if you can. Buyers typically message three to five agents at once and the first useful reply sets the tone. If you cannot reply personally, an instant automated acknowledgement in your own words keeps you in the race.
How many follow-ups are too many?
Four to six spaced messages over three weeks, each adding something new, is usually fine. Repeating the same "any update?" text every day is what gets you blocked.
Should I send voice notes or text?
Text first, because buyers read it in meetings and can forward it. Use a short voice note after a site visit or when explaining something nuanced like pricing, where tone helps.
