Sellers anchor on the sale price and plan around it. What actually reaches your account is that price minus the mortgage still outstanding, the agent commission, legal fees and whatever the property needed spending on to sell. The gap is routinely six to eight percent of the price before the mortgage is even considered.

This matters most when the proceeds are funding the next purchase, because the deposit you can offer is set by this number and not by the headline figure on the listing.

The calculation

Net proceeds = sale price − mortgage payoff − agent commission − legal and closing fees − repairs. Commission is charged on the full sale price, not on your equity, which is why a highly mortgaged property can sell well and still return very little.

Worked example

A property sells for 400,000 with 180,000 still owed. Commission at 5% is 20,000, legal fees 3,000 and preparation 5,000 — total selling costs of 28,000, or 7% of the price. Equity before costs was 220,000, so net proceeds are 192,000.

Check the payoff figure, do not estimate it

The balance on your last statement is not the redemption figure. Ask the lender for a formal payoff quote to the expected completion date: it includes interest to that day and any early-repayment charge, and on a fixed deal that charge can run to several percent of the balance.

What is the biggest deduction most sellers miss?

An early-repayment charge on a fixed-rate mortgage. It is not on any statement and only appears in a formal redemption quote, yet it can cost several percent of the outstanding balance if you sell before the fixed period ends.

Is agent commission negotiable?

Usually, and more so on higher-value properties where the percentage produces a large absolute fee. It is also worth comparing what each rate includes — photography, floor plans and portal listings are sometimes charged separately.

Should I spend money on repairs before selling?

Only where the return is clear. Cleaning, decluttering and paint reliably pay for themselves in presentation. Structural work rarely returns its full cost, and buyers frequently prefer a price reduction to work done to someone else taste.
