Sellers budget for the agent fee and the legal fee and forget the longest cost of all: the months the property is still theirs. From listing to completion is commonly four to six months, and every one of them carries the mortgage, taxes, insurance and upkeep.

Setting that total against the price you are holding out for is what turns a stubborn negotiation into a calculation.

The calculation

A clean sale takes the weeks to find a buyer plus the weeks to completion. If the first buyer withdraws you repeat both stages. The expected time weights those two outcomes by the probability of a fall-through, and the cost is that time at your weekly holding cost.

Worked example

Eight weeks to find a buyer and twelve to complete is twenty weeks, costing about 8,308 at 1,800 a month. With a 25% chance the first buyer withdraws, the expected timeline is twenty-five weeks and the expected cost 10,385 — and if it does fall through, forty weeks costing 16,615. The fall-through branch assumes the worst case, a buyer withdrawing near completion so both stages restart.

Reduce the fall-through risk rather than the timeline

Most of the expected cost sits in the fall-through branch. Checking a buyer finance is genuinely agreed, understanding their chain, and preparing your legal pack before listing all cut that probability, and each one saves more than shaving a week off the conveyancing.

How long does selling actually take?

Commonly four to six months from listing to completion in systems with a separate legal stage, and considerably less where a sale becomes binding at acceptance. Local market conditions move it more than anything you control.

Can I speed up the legal stage?

Substantially. Preparing the legal pack, disclosure forms, certificates and title documents before listing removes weeks of back-and-forth. It is the single most effective thing a seller can do to shorten a transaction.

Is the fall-through risk really that high?

In markets where nothing binds until a late formal stage, a quarter or more of agreed sales collapse. Where a sale binds at acceptance, it is far lower. Ask a local agent for their own completion rate rather than using a general figure.
