What a Dubai property advert must show
In Dubai, a property cannot be advertised until it has a permit. That applies to the portals, to social media and to your own website. Buyers can now check an advert in seconds, so a missing number can lose you the enquiry before it ever leads to a fine.
Before you advertise a property in Dubai, the brokerage gets a Trakheesi permit for it from the Dubai Land Department. The advert shows the permit number, your broker registration number (BRN) and your office registration number (ORN). On My Property Pages, a UAE listing cannot be saved without its permit number, and your BRN and ORN are required on your profile.
The three numbers
- Trakheesi permit. One for each property advert. The brokerage applies for it through the Dubai Land Department’s Trakheesi system before the property goes online.
- BRN. Your broker registration number, from your RERA broker card. It identifies you as a person.
- ORN. Your office registration number. It identifies the brokerage you work under.
Abu Dhabi has its own system. Adverts there need a permit issued through Madhmoun, which is run by the Abu Dhabi Real Estate Centre (ADREC). The rest of this page is about Dubai.
How buyers check an advert
Since April 2023, the Dubai Land Department’s Madmoun service has let buyers scan a QR code on an advert to check that it has a valid permit. Buyers can also look up a broker by BRN in the Dubai REST app.
These checks matter most to buyers who live abroad. They cannot walk into your office, so the numbers are how they decide whether you are real. For a closer look at what those buyers check, read what a Dubai buyer checks before calling.
Your own website counts too
Some agents treat their own website or Instagram page as outside the rules. It is not. The permit is needed before a property is advertised on any channel, and that includes a page you made yourself. When a permit ends or the property leaves the market, take the page down or mark it sold or rented.
A short checklist before you publish
- The permit is issued for this exact property and is still valid.
- The permit number is on the advert, typed correctly.
- Your BRN and your office ORN are shown.
- The details match the property the permit was issued for.
- The photos are of this unit, not a similar one in the same building.
- The page comes down, or is marked sold or rented, when the listing ends.
How My Property Pages handles it
For agents in the UAE, each listing has a field for its ad permit number. The listing will not save without it, and the property page shows it as Permit No. near the top. Your BRN and ORN are required on your profile. On paid plans you can mark a property sold or rented, so an old advert does not stay live by mistake.
This page is a plain guide, not legal advice. Check current rules with the Dubai Land Department before you advertise.

Questions
Can I post a property while the permit is still being processed?
No. The permit comes first and the advert comes after, on every channel. That includes your own website, your social media pages and any page you send to buyers.
Who applies for the permit?
The brokerage, through the Dubai Land Department’s Trakheesi system, before the property is advertised. An agent should not publish a listing until the office has the permit number.
Where do I find my BRN and ORN?
Your BRN is on your RERA broker card. The ORN belongs to your brokerage, so ask your office if you do not have it. Both go on your profile once and then appear with your listings.
Can a buyer check my advert?
Yes. Since April 2023, buyers can scan the Madmoun QR code on a Dubai advert to check its permit. They can also look you up by BRN in the Dubai REST app.
What about Abu Dhabi?
Abu Dhabi adverts use a permit issued through Madhmoun, run by ADREC. On My Property Pages the same permit field takes either number.
