Buying a Flat in Mohali: Sectors, Price Bands and What to Check

Buying a flat in Mohali? A practical guide to the sectors, rough price bands, GMADA versus private projects, and the checks that matter before you pay a token.

Published 10 September 2026 · 6 min read · by the My Property Pages team

Mohali is where most of the tricity's flat supply is, which makes it both the easiest and the most confusing place to buy. Easiest because there is inventory at every budget; confusing because "Mohali" covers old planned sectors, the Airport Road belt, new GMADA sectors still getting roads, and a fringe of projects that market themselves as Mohali but sit well outside it. Buying a flat in Mohali goes smoothly when you understand the geography first and the price second. This guide covers the sectors, rough price bands, the GMADA-versus-private question and the checks that matter before you pay a token.

Prices below are deliberately rough bands to help you orient; they move, and they vary by floor, tower, condition and urgency of the seller. Verify current asking prices on live listings before you negotiate.

Buying a flat in Mohali: understanding the map

Mohali, formally SAS Nagar, sits directly south-west of Chandigarh and shares its grid-sector logic. Think of it in four belts.

The established sectors

Sectors in the 60s and 70s, along with older pockets, are the mature part of Mohali: wide roads, grown trees, functioning markets, schools and hospitals within a short drive. Flat supply here is mostly in older group-housing societies and some newer redevelopment. Buyers choose these for a settled neighbourhood and proximity to Chandigarh, and accept that buildings may be older and parking tighter.

The Airport Road belt

The stretch along Airport Road has seen the most high-rise development in the last decade: large private townships, premium towers and mixed-use projects. Connectivity to the airport and to Chandigarh is the draw; traffic at peak hours and ongoing construction are the trade-offs. Airport Road Mohali, covered at Airport Road Mohali: The Projects, the Prices and the Traffic, goes deeper into this belt.

The newer GMADA sectors

The 80s and 90s sectors, developed by the Greater Mohali Area Development Authority, are the planned expansion: allotted plots, GMADA group housing and private projects on authority-acquired land. Infrastructure is arriving sector by sector. Buyers here trade present-day convenience for planned roads, lower entry prices and authority-backed titles.

The fringe

Kharar, Zirakpur, Dera Bassi and parts of New Chandigarh are often advertised under a Mohali banner. They can be sensible buys, but they are different markets with different municipal bodies, approvals and price logic. Make sure you know which jurisdiction a project actually falls under before you compare prices.

Rough price bands

Treat these as orientation only, and check current listings:

  • 2BHK in an older society, established sectors: typically in the tens of lakhs, with condition and floor driving wide variation.
  • 3BHK in a mid-segment private project: roughly in the range of a crore, plus or minus, depending on sector and tower.
  • Premium 3 and 4BHK on Airport Road and in gated townships: well above a crore, rising steeply with floor, view and brand.
  • GMADA group-housing flats in the new sectors: generally priced below comparable private projects, with resale premiums depending on how far infrastructure has progressed.

The difference between a good and poor purchase within any band is rarely the headline price. It is usually the carpet area you actually get, the state of the title and the maintenance reality of the society.

GMADA versus private builder

This is the question most first-time Mohali buyers ask, and it deserves a straight answer.

GMADA projects typically come with:

  • Authority-backed land title and approved layouts
  • Planned infrastructure (roads, sewerage, water) as part of the sector plan
  • Simpler specifications and amenities
  • Specific allotment, transfer and resale procedures, with their own fees and timelines. The process is explained in GMADA plots explained at GMADA Plots Explained: Allotment, Approvals and Resale, and most of it applies to group housing too.

Private projects typically offer:

  • Better finishes, amenities and sometimes faster possession
  • Title that needs to be traced through the builder's land acquisition, licences and approvals
  • RERA registration that you must verify, along with the promised versus delivered timeline

Neither is a safer default. A well-documented private project beats a GMADA flat with pending transfer issues, and vice versa.

What to check before paying a token

Title and approvals

  • For private projects: RERA registration on the Punjab RERA portal, the land title or registered development agreement, sanctioned building plan, and for ready projects, the occupancy or completion certificate.
  • For GMADA: allotment letter, possession letter, no-dues certificate from GMADA and the transfer status in GMADA's records.
  • For resale in any society: chain of sale deeds, encumbrance certificate, society NOC, dues clearance and the latest property tax receipt.

Area

Mohali listings routinely quote super built-up area. Ask for carpet area in writing and calculate the price per sq ft on carpet. Two flats at the same headline price can differ by several hundred square feet of usable space. The distinction is explained at Carpet Area vs. Built-Up vs. Super Built-Up: What You Actually Pay For.

Water, power and maintenance

Ask the RWA or site office: water source and supply hours, DG backup capacity per flat, number of lifts per tower, monthly maintenance and what it covers. These decide daily life more than the clubhouse.

Connectivity for your actual commute

Drive your real route at your real time. Chandigarh-bound traffic in the morning and Airport Road at evening peak are different experiences from the Sunday site visit.

Costs beyond the price

Budget for stamp duty and registration at Punjab's current rates, authority or society transfer charges, legal fees and loan charges. These typically add up to several percent of the price and are paid from your own funds. The method in stamp duty and registration charges at Stamp Duty and Registration Charges: How to Estimate Your Total Cost works for Mohali; just plug in the Punjab rates.

Working with a Mohali agent

Good local agents save you weeks. They know which towers have water issues, which societies have functioning RWAs and which GMADA transfers are stuck. Judge an agent by three things: a RERA registration number they show without being asked, listings with full details rather than three photos and "call for price", and a public profile with client reviews. A live example of what that looks like is at a live agent page. If an agent will not send documents before a token, find another agent.

A sector-by-sector questions list

When you shortlist, ask the same seven questions for every option and write the answers down:

  1. Which belt is it in, and which authority or municipal body governs it?
  2. Carpet area, and price per sq ft on carpet
  3. Title documents available, and RERA or GMADA status
  4. Water source, backup capacity, lifts and maintenance
  5. Age of building and state of common areas
  6. Drive time on your real commute at peak
  7. All-in cost including duty, transfer and legal fees

Three flats compared honestly on these seven lines will give you a clearer decision than thirty site visits.

Frequently asked questions

Which are the most sought-after sectors for flats in Mohali?

Established sectors near Chandigarh's border, the Airport Road belt and the newer GMADA sectors tend to draw the most demand, each for different reasons: maturity, connectivity and planned infrastructure respectively. Your budget and commute decide which fits.

Is a GMADA flat better than a private builder flat?

Neither is automatically better. GMADA projects come with authority-backed land title and planned infrastructure but often simpler specifications; private projects may offer better amenities and finishes but need closer checks on title, approvals and RERA status.

What extra costs should I budget for in Mohali?

Stamp duty and registration at Punjab's current rates, society or authority transfer charges, legal fees and loan charges. Together these are typically several percent of the price and are not covered by the home loan.
