Google Ads for real estate agents in India: which keywords to bid on, which to block, a sensible starting budget, and why each ad needs its own property page.
Meta ads put your listing in front of people who were scrolling through reels. Google Ads put it in front of someone who just typed "3 BHK for sale in Sector 70 Mohali" into a search box. That person is further along, and the enquiry is usually worth more. The catch is that Google Ads for real estate agents is also the easiest place to waste money: broad keywords, job-seekers and students clicking, portals outbidding you on every city-level term, and traffic sent to a page that does not convert. This guide keeps you on the useful side of that line: which keywords, how much, and where the click should land.
Start with Search campaigns only
Google will push you towards Performance Max, Display and "Smart" campaigns. Ignore them at the start. A plain Search campaign lets you:
- choose the exact phrases you appear for,
- block the phrases you do not want,
- see which search terms actually triggered your ad,
- keep the budget tight.
You can add other campaign types once you have a few dozen real enquiries for Google to learn from.
Keywords: think sector, not city
City-level terms ("flats in Mohali", "property in Chandigarh") are expensive and dominated by portals and builders with large budgets. You will pay a lot per click and compete with ten ads. Go narrower.
Keyword types that work for an agent

Use phrase match and exact match at first. Broad match on real estate terms will spend your day's budget on "how to become a property dealer" and "property tax online".
Negative keywords: block these from day one
- job, jobs, vacancy, salary, career, hiring
- course, training, certificate, institute
- free, pdf, download, app, login
- tax, registry status, mutation, encumbrance certificate, e-district (unless you want service enquiries)
- builder names you do not sell for, if they dominate your terms
- cities and areas you do not cover
Check the Search Terms report every two or three days in the first month and add negatives aggressively. This single habit usually halves the waste.
Budget: small, focused, patient
For a solo agent or a small team, roughly ₹300 to ₹500 a day on one or two tightly themed ad groups for two to three weeks is a sensible learning budget. That is around ₹6,000 to ₹10,000 total before you judge.
Clicks in tier-2 Indian markets on sector-level terms are typically cheaper than on city terms, but they vary widely. What matters is not the cost per click but what a click becomes. Set up conversion tracking for form submissions and WhatsApp button taps on your landing page so that Google optimises for enquiries, not clicks.

Ad copy that matches the search
Google rewards ads that echo the query. If someone searched "3 bhk sector 70 mohali", your headline should contain those words. A template:
- Headline 1: 3 BHK in Sector 70, Mohali
- Headline 2: 1,650 sq ft, Park Facing, ₹92 Lakh
- Headline 3: Visit This Week – Call or WhatsApp
- Description: Resale 3 BHK on the 4th floor with covered parking and society club. Photos, video and floor plan on the page. RERA-registered agent covering Sectors 66–71.
Include the price. It filters out clicks from people outside the budget, and on Google you pay per click, so filtering saves money directly.
Use ad assets: sitelinks to your other listings in the sector and to your profile page, a call asset with your number, and location assets if you have a Google Business Profile.
Landing pages: one page per property, never a portal
This is where most agent campaigns die. Sending paid clicks to a portal listing means the buyer sees your flat next to eight competitors, the portal captures the lead and sells it to other agents, and you cannot measure anything. Sending clicks to your homepage means the buyer has to find the flat themselves.
Send each ad group to the specific property's own page. That page should:
- match the ad (same configuration, sector, price),
- load quickly on mobile data,
- show 12+ photos and the key specifics without scrolling far,
- have a short form and a WhatsApp button above the fold,
- carry your name, photo and RERA number,
- fire a conversion event when someone enquires.

- Location option: choose "presence" rather than "presence or interest", or you will pay for people in other states who merely read about Mohali.
- Ad schedule: check when enquiries actually come; many agents see evening and weekend spikes and can trim the 2 am spend.
- Devices: most real estate searches are mobile; make sure your page is tested on a phone.
A first-month plan
- Week 1: one Search campaign, two ad groups (one property, one "agent in sector" group), phrase and exact match, ₹300–400/day, negatives loaded, conversion tracking live.
- Week 2: review Search Terms every other day; add negatives; pause any keyword with 30+ clicks and no enquiry.
- Week 3: add a second property ad group; tighten the schedule to the hours that produced enquiries.
- Week 4: compare cost per enquiry and cost per site visit across ad groups; shift budget to the winner; decide whether to scale by 20–30 percent.
Retargeting and the long cycle
Home buying takes months. A buyer who clicked your ad and did not enquire today may enquire in six weeks. Once you have a Google tag on your pages you can run a small display retargeting campaign to those visitors with your newest listings in the same sector. When Google is not the right tool
If your listings are mostly open (shared with other dealers), or your prices are above the market, or the seller is not allowing visits, Google Ads will simply deliver expensive proof of those problems. Fix the listing first. Google works best with exclusive listings, realistic prices and a page you control.
