Lead generation

Why Every Property Needs Its Own Landing Page (Not Just a Portal Listing)

Why every property needs its own landing page: portal listings share your buyer with competitors. A dedicated page keeps the lead, tracks the source and converts better.

You list a flat on a portal. A buyer searches "3BHK Sector 88 Mohali", sees your listing alongside forty others, clicks yours, then sees "similar properties" from five other agents below it. They fill the enquiry form. The portal sends the lead to you, and often to the other agents too. You call; so do they. This is the arrangement most agents accept as normal, and it is the reason every property needs its own landing page in addition to whatever you do on portals. Not instead of. In addition.

The logic is simple once you see it: a portal listing is rented space in someone else's shop. A landing page is your own shop. You need the footfall of the mall, but you close the sale in your own store.

Why every property needs its own landing page

The lead stays yours

A buyer who enquires on your page reaches only you. No parallel distribution, no "contact owner" button bypassing you, no competing agents' listings a scroll away. On platforms built for agents, leads are delivered only to the agent who owns the page and are not resold; that alone changes the maths of every enquiry.

You control the whole story

On a portal, your listing is squeezed into the portal's template: fixed fields, photo limits, a description box that hides below the fold. On your own page you decide the order: the one photo that sells the flat at the top, the floor plan next, the honest description, the location and the exact enquiry button you want. You can add a brochure PDF and a walkthrough video. The piece on what a high-converting property page looks like has the full checklist.

Every link you share points somewhere that converts

Think about where you share a property each week: WhatsApp broadcasts, society groups, Facebook groups, Instagram bio, a QR code on the sale board, replies to enquiries. A portal link takes those people to a page full of competitors. Your own link takes them to a page full of your property and your contact details. Same effort, very different result.

Ads only make sense with your own page

If you spend on Meta or Google ads and send traffic to a portal listing, you are paying to advertise the portal. With your own page you can add the Meta Pixel and Google Analytics, tag each ad with a utm link, and know exactly which ad produced which buyer. The article on Facebook lead ads vs landing pages compares the two approaches for property buyers.

It builds your name, not the portal's

A buyer who visits three of your property pages and your profile page remembers you. A buyer who sees three of your portal listings remembers the portal. Over a year this is the difference between getting referrals and starting from zero with every lead.

What a portal still does better

Be fair to portals. They bring discovery: buyers who do not know you exist and search by locality. They also carry a general trust that a new agent's own page may not. For most agents the right split is:

  • Portals for reach: keep listing there, keep answering those leads fast.
  • Your own page for everything you control: every share, every ad, every QR code, every follow-up message.

The portal lead that calls you should then get your page link, because your page converts the second conversation better than the portal ever will.

What a property landing page must contain

A landing page is not a longer listing. It is a page built to do one thing: make a qualified buyer enquire. Keep it to these elements, in roughly this order.

  1. A headline that says what and where. "3BHK, 1,650 sq ft, park-facing, Sector 88 Mohali" beats "Luxurious apartment in prime location".
  2. Price, or a clear price band. Hiding the price filters in tyre-kickers and filters out serious buyers. The debate is covered in should you show the price on a property listing.
  3. Eight to fifteen real photos in a deliberate order: exterior or view, living room, kitchen, master bedroom, bathrooms, balcony, parking, amenities.
  4. The facts block: carpet and super built-up area, floor, facing, age, parking, maintenance, possession status, RERA number if applicable.
  5. An honest description that answers the questions buyers ask on the phone: society, water, power backup, schools nearby, what is included.
  6. Floor plan and brochure, downloadable.
  7. A short video if you have one.
  8. Location with landmarks that matter (metro, highway, schools, hospital).
  9. Your name, photo, RERA number and a link to your profile page. People enquire from people.
  10. One enquiry action that works on a phone: a form that sends to your inbox and a WhatsApp button. Not five different buttons.

Anything that does not help a buyer decide to enquire is clutter.

The workflow: one page per property, every time

Make it a habit, not a project. When a new mandate comes in:

  1. Shoot the photos and a 45-second walkthrough on your phone the same day.
  2. Create the property page, 10 to 15 minutes.
  3. Post on portals, pasting the same description.
  4. Share the page link, not the portal link, in groups and broadcasts.
  5. Put the page link behind the QR on the sale board.
  6. Run a small ad pointing at the page if the property justifies it, with a utm tag.
  7. Send the page link in every follow-up after a site visit.
  8. When it sells, mark the page Sold and leave it up. A page of past sales is social proof for the next owner.

On My Property Pages the free plan gives you up to 4 property pages and an agent profile page with a leads inbox, so you can test this workflow on your current listings before paying anything. If you manage more stock, the plans page shows the Pages plan with 20 pages, Sold badges, tracking and a mini CRM. See a live example agent page to get a feel for the result.

Common objections, answered

"Buyers trust portals more than a random link." They trust a clean, HTTPS page with real photos, a named agent and a RERA number. They do not trust a forwarded gallery and a vague "call for price".

"I do not have time to make a page for every flat." A page takes less time than answering the same five questions on the phone twenty times. It also saves you sending forty photos one by one to each enquiry.

"My portal listing already ranks on Google." Good, keep it. Your page is for the links you share and the ads you run, which is most of your real traffic anyway.

"What if the owner sells through someone else?" Then mark the page sold or take it down. You have lost nothing, and the page still shows you were active in that society.

The compounding effect

One page does not change a business. Thirty pages over a year do. Each one keeps working after you have stopped posting about it: the QR code on the board, the link in an old group message, the Google search for the project name. Buyers land on them months later, see your profile, and enquire. That is the quiet advantage over agents who only ever rent space on a portal: their listings disappear when they stop paying, and yours keep sending leads.

Frequently asked questions

Should I stop listing on portals if I have property landing pages?

No. Portals bring discovery traffic you cannot replace overnight. Use both: the portal for reach, your own page for every link you share yourself and for every rupee of ad spend.

How long does it take to create a property landing page?

With a page builder made for agents, typically 10 to 15 minutes per property once you have the photos and facts ready. Most of the time goes into choosing the right photos and writing a clear description.

Can a single property page rank on Google?

It can for specific searches such as the project name plus configuration, especially if the page has a clear title, real photos and a detailed description. Do not expect it to beat portals for broad keywords.
