Why Your Property Listing Needs a Brochure PDF (and What Goes in It)

A property listing brochure PDF travels where your page cannot: family WhatsApp groups and bank files. What to include, page by page, and how to keep it under 5 MB.

A buyer likes your listing. She opens the page, scrolls the photos, then does what every Indian buyer does before a decision: she sends it to the family group. Her father opens it on a slow connection in another city, the page half loads, he loses interest, and the conversation in the group moves on. A property listing brochure PDF is the thing that survives that journey. It opens offline, looks the same on every phone, carries your name on every page, and ends up attached to the bank's loan file. Here is why it still matters in 2026 and exactly what should be in it.

Why a property listing brochure PDF still matters

The property page is your best tool for the first contact. It loads fast, tracks enquiries and shows video. But a page is a link, and links get lost in chats. A PDF is a file, and files get saved, forwarded and printed.

Three situations where the brochure does work the page cannot:

  • Family decisions. The buyer forwards it to a spouse, parents and the one uncle who "knows property". A clean PDF with price, floor plan and your number is the version of your listing that gets discussed at dinner.
  • Bank and legal files. Loan officers and lawyers like a document they can file. A brochure with the RERA number, area statement and a clear address saves them asking you for details twice.
  • NRI and out-of-city buyers. They read at odd hours, sometimes on poor connections, and they compare several options side by side. Six PDFs in a folder are easier to compare than six browser tabs.

A brochure also signals effort. Two agents have the same flat; one sends three photos and a price, the other sends a tidy six-page document. The buyer assumes the second agent will also handle the paperwork better.

What goes in it, page by page

Keep it to four to eight pages. Every page should be legible on a phone without zooming.

Page 1: Cover

  • Best single photo, full bleed
  • Property headline: "3BHK, 1,450 sq ft, Sector 70, Mohali"
  • Price, or a clear band
  • Your name, photo, phone and RERA number in a strip at the bottom

Page 2: The essentials

A clean table, not paragraphs:

  • Configuration, carpet area and super built-up area (state both, and which one the price is on)
  • Floor and total floors, facing, age of construction
  • Parking allotted, furnishing status
  • Possession status (ready to move, or builder's stated date with RERA reference)
  • Freehold or leasehold, authority (GMADA, HUDA, society)
  • Monthly maintenance

Page 3: Floor plan

The single most forwarded page. Use the approved plan if you have it, or a clear measured sketch. Label rooms with dimensions in feet. If the flat has been modified from the original plan, say so.

Pages 4 and 5: Photos

Eight to twelve photos, two to four per page, in the order a visitor would walk: entrance, living, kitchen, bedrooms, bathrooms, balconies, view. Daylight only, wide-angle but not distorted, clutter cleared. If you have a walkthrough video on the page, add a small QR code here linking to it.

Page 6: Location

A simple map with the property marked and five to eight landmarks with distances: nearest school, hospital, market, metro or highway access, airport. Text list under the map for people whose phone does not render the image well.

Page 7: Amenities and society

Lead with the practical five (water, power backup, parking, security, lifts) in sentences, then a short list of the rest. The logic for which amenities to lead with is in amenities that actually move buyers at Amenities That Actually Move Buyers in Indian Cities.

Page 8: Costs and next steps

  • Price and what it includes
  • An indicative note on stamp duty and registration ("approximately ₹X, subject to current state rates")
  • Banks that have approved the project, if known
  • Documents available for inspection
  • Your contact block again, with a QR code to the property page for the latest status and enquiry

Design rules that keep it useful

  • One font, two sizes. Headline and body. Anything more looks like a builder's launch brochure and buyers instinctively distrust it.
  • White space. Resale brochures fail by cramming. Margins make it readable on a phone.
  • Real photos, no renders for a ready property. For under-construction, label renders as renders.
  • Your branding on every page. Name, phone and page link in a small footer. Brochures get split into single pages by people who screenshot them.
  • Export at phone-friendly size. Compress photos to about 1,500 px on the long side, export PDF at medium quality, aim for 2 to 3 MB. Test by sending it to yourself on WhatsApp and opening it on mobile data.

Keeping the brochure in sync with the page

The brochure is a snapshot. The page is live. The rule: the brochure carries the facts that do not change (area, plan, location, your details) and points to the page for the things that do (price updates, availability, new photos, Sold status). That is why the QR code on the last page matters.

If you keep your listings on property pages, upload the brochure there too so every enquiry can download it without asking. On My Property Pages, the Pages plan lets you attach a brochure PDF and an MP4 video directly to each property page, so the buyer, the family group and the bank all get the same document from one link. A quick workflow to make one in an hour

  1. Collect: 12 photos, floor plan, area statement, maintenance figure, landmark distances.
  2. Open a simple template (Canva, Google Slides or Keynote set to A4 portrait).
  3. Fill pages in the order above. Do not redesign; change only text and images.
  4. Export to PDF, compress, check file size and phone readability.
  5. Name the file clearly: Sector70-3BHK-1450sqft-Brochure.pdf. Buyers with six files in a folder will thank you.
  6. Upload to the property page, save to your phone, and send it in your post-site-visit message.

Once you have the template, the next brochure takes twenty minutes. For listings you are advertising, pairing the brochure with a proper description is the next step; writing property descriptions that make buyers call, at Writing Property Descriptions That Make Buyers Call, covers it.

Frequently asked questions

How long should a property brochure PDF be?

Four to eight pages for a single property. Long enough to carry photos, floor plan, price, location and your contact details; short enough to open instantly on a phone and forward without thinking.

What file size should I aim for?

Under 5 MB, ideally 2 to 3 MB. Compress photos to around 1,500 px on the long side before placing them. A 40 MB brochure will not be forwarded on WhatsApp and will not open on a slow connection.

Should the price be in the brochure?

Yes, or at least a clear price band. A brochure without a price gets forwarded to the family and comes back with the question you wanted to avoid, a week later, from someone with less interest.
