Do estate agents use WhatsApp for leads?
In most of the world it is how buyers message an agent, which is why every page here has a WhatsApp button and every enquiry goes to your phone. If you are in a text-message market, the page adapts. The follow-up guides cover what to send in the first hour and the next ninety days.
Does it need an MLS or IDX feed?
No. This is not a listing feed — you publish your own properties, so there is nothing to connect. Agents in the US and Canada run it alongside their MLS listing: the MLS reaches other agents, the property page is what goes in your ads and bio and sends the buyer to you.
Can I show my registration or membership number?
Yes. The profile has a licence field — RERA in India, your state or provincial licence elsewhere — and it appears on every property page you publish. Buyers who check before they call can check.
Is there an MLS in Colombia?
No. Fincaraiz and Metrocuadrado carry agency-entered listings and there is no shared professional feed. Website products built around IDX integration have nothing to connect to.
There is no compulsory licence here. How do I stand out?
By being verifiable. With no register for a client to check, your own page carrying your company details, completed sales and genuine client reviews is the evidence. And it matters most with the foreign and returning buyers who cannot rely on local reputation.
Should the listing show estrato?
Yes. Estrato determines what a buyer will pay for utilities and is among the first things a local buyer asks. Stating it, along with the administración fee, answers the practical questions a portal template usually buries.
Who runs this. My Property Pages is built by Gurjeet Singh, a developer in Mohali, from the feedback of more than 100 working agents who wanted enquiries that came to them rather than to a portal. Support in Colombia is answered by the person who wrote the software.
