What is a single property website?
A page for one listing, with its own link, that you share instead of a portal listing. It carries the photos, price, details and brochure, and a button that reaches you and only you. Agents use one per property, all listed on their profile page.
How much does it cost to build a real estate website?
Here, nothing to start: 2 property pages and your profile are free, with no card. Starter is €8.99 a month for 10 properties, premium designs and ad tracking — less than a single listing costs on most portals. Pages adds a sales team and a CRM. Accounts in Germany are charged in EUR.
Can I get a property landing page for free?
Yes. The Free plan includes 2 property pages, your agent profile, the leads inbox and an instant thank-you reply to buyers. Publishing takes minutes from your phone. Upgrade only when you have more listings than pages.
Does Germany have an MLS?
No. ImmoScout24 and Immowelt occupy that position commercially and each agency loads its own listings. Estate agency is governed by the §34c permit rather than by feed membership, so a website product built around IDX integration has nothing to connect to.
Sellers now pay half the commission. Does that change what I need?
It raises the bar on justifying your fee. A seller sharing the cost wants to see what you actually do, and a page in your own name with your record, your marketing approach and previous clients’ words is where that case is made. A portal listing cannot make it.
Must the energy certificate appear in advertising?
The Energieausweis details are required in property advertising in Germany, so the property fields on your page should carry them. Because it is a legal expectation rather than a nicety, confirm the current requirement applies to your listing type.
Who runs this. My Property Pages is built by Gurjeet Singh, a developer in Mohali, from the feedback of more than 100 working agents who wanted enquiries that came to them rather than to a portal. Support in Germany is answered by the person who wrote the software.
