Do estate agents use WhatsApp for leads?
In most of the world it is how buyers message an agent, which is why every page here has a WhatsApp button and every enquiry goes to your phone. If you are in a text-message market, the page adapts. The follow-up guides cover what to send in the first hour and the next ninety days.
Does it need an MLS or IDX feed?
No. This is not a listing feed — you publish your own properties, so there is nothing to connect. Agents in the US and Canada run it alongside their MLS listing: the MLS reaches other agents, the property page is what goes in your ads and bio and sends the buyer to you.
Can I show my agency registration number?
Yes. The profile has a licence field — RERA in India, your state or provincial licence elsewhere — and it appears on every property page you publish. Buyers who check before they call can check.
Is there an MLS in Spain?
There is no national MLS. Some regions have MLS-style sharing networks between agencies, but coverage is patchy, and Idealista is where the market actually searches. An IDX-based product built for the American market has nothing to connect to.
Estate agency is not nationally licensed here. How do I show I am legitimate?
That is exactly the gap a page fills. With no single register for a buyer to check, your own page. Company details, registration where your region requires it, real client reviews, a verifiable track record. Is the evidence. Foreign buyers in particular are looking for precisely this before they engage.
Most of my buyers are foreign. What should the page carry?
The process, not only the property. Buyers purchasing remotely want to know about the NIE, the deposit contract, the notary and the running costs. Community fees, IBI, the energy certificate. An agent who sets that out clearly is chosen over one who lists only square metres and a price.
Who runs this. My Property Pages is built by Gurjeet Singh, a developer in Mohali, from the feedback of more than 100 working agents who wanted enquiries that came to them rather than to a portal. Support in Spain is answered by the person who wrote the software.
