Does it need an MLS or IDX feed?
No. This is not a listing feed — you publish your own properties, so there is nothing to connect. Agents in the US and Canada run it alongside their MLS listing: the MLS reaches other agents, the property page is what goes in your ads and bio and sends the buyer to you.
Can I show my licence or AMPI number?
Yes. The profile has a licence field — RERA in India, your state or provincial licence elsewhere — and it appears on every property page you publish. Buyers who check before they call can check.
What is a single property website?
A page for one listing, with its own link, that you share instead of a portal listing. It carries the photos, price, details and brochure, and a button that reaches you and only you. Agents use one per property, all listed on their profile page.
Is there an MLS in Mexico?
Not nationally. Some cities have association-run sharing networks and Inmuebles24, Vivanuncios and Lamudi carry the public listings. There is no national feed for an IDX-based product to connect to.
Licensing varies by state. How do I show I am credible?
With evidence rather than a credential, because no single credential exists nationally. Your own page. Company details, AMPI membership if you hold it, completed transactions, real client reviews. Is what a cautious buyer, particularly a foreign one, is looking for.
Can I explain the fideicomiso on a listing?
Yes, and for coastal property you should. Whether a foreign buyer needs a bank trust to hold the property is the first question they will ask, and answering it on the page rather than in the third message removes a real barrier.
Who runs this. My Property Pages is built by Gurjeet Singh, a developer in Mohali, from the feedback of more than 100 working agents who wanted enquiries that came to them rather than to a portal. Support in Mexico is answered by the person who wrote the software.
