LEAD PAGES FOR REAL-ESTATE AGENTS

One page per listing. Every lead on your WhatsApp.

Give each property its own single property page and every agent a profile, then use one link in your Instagram ads, Click-to-WhatsApp ads and bio. Buyers tap once and the enquiry lands on your phone — not in a portal's inbox beside fifty other listings. Free for 2 properties, no coding, live in minutes.

What a single property website is

A single property website is a page built for one listing — photos, price, details, a PDF brochure and one button to reach the agent — shared as a single link instead of a portal listing. The enquiry goes to the agent who published the page, not to every agent advertising the same building.

Put that link in a Click-to-WhatsApp ad, a Meta lead ad, your Instagram bio, or a QR code on the signboard. The page carries your licence number, a video walkthrough, and a Sold or Rented badge once it goes — which stays up as proof for the next seller. Every enquiry gets an instant reply while you're at a viewing, and lands in your inbox with the page it came from. If you're deciding between lead ads and a landing page, or which ad creative to run at it, those two guides are where to start.

Everything a lead page needs

Real client reviews

Clients leave reviews on your page; you approve them. No self-written testimonials — ever.

Leads to WhatsApp

The enquiry form sends buyers to your inbox and phone. Call, WhatsApp or email them in one tap — then use follow-up scripts that get a reply.

Ad-ready

Fast, mobile-first pages with share previews — made for Instagram and Facebook traffic. Buyers can run the affordability check before they message you.

NO LEAD POOLING, NO RESALE

Malaysia: the enquiry belongs to the agent who earned it.

An enquiry from your page reaches you on WhatsApp and nowhere else. It is not shared with other agents, and it is not sold back to you as a lead — which is the part PropertyGuru and iProperty work differently.

  • Account credentials and payment secrets are encrypted at rest with AES-256.
  • A lead is delivered only to the agent whose page it came from — never pooled, never resold.
  • No third-party ad trackers on your pages. Your buyers are not profiled for anyone else.
  • Your REN or REA number sits on the page itself, so a buyer in Malaysia can check you before they message.

Built for how property is sold in Malaysia

Most enquiries arrive on WhatsApp from a listing link, so the page a buyer lands on decides whether they message you or scroll on.

  • Enquiries land on WhatsApp The button on your page opens WhatsApp with the property already in the message.
  • Your REN or REA number is on the page Shown on your profile and on every listing you publish, where buyers look for it.
  • Works alongside PropertyGuru, iProperty, Mudah Keep listing where the buyers search. Point the ad, the bio and the QR at a page that is yours.
  • Prices in MYR Charged in MYR by international card, once per period: the price on this page is the amount on the payment screen, not a conversion. No automatic renewal, so you decide each time.
Malaysia, explained

Running a real estate website in Malaysia

Most agent website products were built for the United States, around an MLS feed. Here is what actually matters in Malaysia.

01

How listings reach buyers

Malaysia has no MLS. PropertyGuru, iProperty and Mudah carry listings that agents enter themselves, and negotiators work under an agency registration rather than through a shared feed.

There is nothing for an IDX integration to connect to, which is why products built around one do not fit the market.

02

How buyers get in touch

Most enquiries arrive on WhatsApp after a buyer taps a listing link, so the page a buyer lands on decides whether they message or scroll on.

Buyers commonly compare two or three similar units in the same development, which makes the detail on the page. Floor, facing, furnishing, maintenance fee. The thing that separates them.

03

What portals really cost

Portal packages are bought per agency and the enquiries are matched at that level, which does little for an individual negotiator building a personal following.

A page in your own name carries your REN or REA number and delivers the message to you.

04

How area is quoted

Area is quoted in square feet, with maintenance fees charged per square foot and worth stating openly, and prices in ringgit.

Tenure. Freehold or leasehold. And bumi lot status are standard early questions and belong on the listing rather than in the first call.

Single property website vs portal vs link-in-bio

A portal is a marketplace: a buyer in Malaysia opens PropertyGuru to compare dozens of listings, and the enquiry they send is routed to whichever agents are paying for it that day. A page of your own inverts that — one property, one agent, and the WhatsApp message comes to you.

1
Nothing competes with you Your page carries one property and one agent. No “similar listings” strip pulling the buyer somewhere else.
2
A flat price, not per lead You pay for the plan. A busy month costs exactly what a quiet one costs, however many enquiries land.

Portals reach buyers we don’t — that is what they are for, and most agents should keep using one. The difference is what happens after a buyer finds you: a portal sells that moment to whoever is paying, and your page hands it to you.

Questions agents ask before they sign up

Can I show my REN or REA number?

Yes. The profile has a licence field — RERA in India, your state or provincial licence elsewhere — and it appears on every property page you publish. Buyers who check before they call can check.

What is a single property website?

A page for one listing, with its own link, that you share instead of a portal listing. It carries the photos, price, details and brochure, and a button that reaches you and only you. Agents use one per property, all listed on their profile page.

How much does it cost to build a real estate website?

Here, nothing to start: 2 property pages and your profile are free, with no card. Starter is RM24 a month for 10 properties, premium designs and ad tracking — less than a single listing costs on most portals. Pages adds a sales team and a CRM. Accounts in Malaysia are charged in MYR.

Do Malaysian agents have an MLS?

No. PropertyGuru, iProperty and Mudah are where listings are published, each entered by the agent or agency. There is no shared feed, so website products sold on the strength of IDX integration have nothing to integrate with here.

Can I display my REN or REA number?

Yes. It is a profile field and appears on every property page you publish, which is where a buyer checking that they are dealing with a registered negotiator will look for it.

Is it useful if I mostly work one development?

Yes, and arguably more so. When several units in the same block are on the market, the buyer is choosing between near-identical listings, and the page that states floor, facing, furnishing and maintenance fee clearly is the one that gets the WhatsApp message.

Who runs this. My Property Pages is built by Gurjeet Singh, a developer in Mohali, from the feedback of more than 100 working agents who wanted enquiries that came to them rather than to a portal. Support in Malaysia is answered by the person who wrote the software. More about who builds this →
