Victoria’s Property Price Statement, explained for agents
Victoria has new rules on how agents quote prices. The Statement of Information has been replaced by the Property Price Statement, and reserve prices and sale prices now have to be published. Here is what changed, and what to do on your listings.
From 1 October 2026, every residential property an agent advertises for sale in Victoria needs a Property Price Statement. It gives a single price or a range of up to 10%, the suburb median and the three most comparable sales. Online, it sits right next to the advertised price. For auctions and fixed date sales held from 16 October 2026, the seller’s reserve must be published at least 7 days before the sale.
What changed
- A new name and form. The Property Price Statement replaces the Statement of Information from 1 October 2026.
- The reserve is published. For auctions and fixed date sales held on or after 16 October 2026, the seller’s reserve must be published at least 7 days before the sale. It must be one dollar amount, without words such as “from” or “over”. If it has not been up for the full 7 days, the sale cannot go ahead.
- The sale price is published. Within 7 days of a sale becoming unconditional, the agent publishes the price and keeps it online, free, for at least 18 months. This applies to properties sold after 1 October 2026, unless the agent was appointed before that date and the appointment excludes it.
- Prices must stay current. If your estimate or the seller’s price changes during the campaign, the price information has to change too. A property must not be advertised below the agent’s estimated selling price.
What stays the same
The price is still a single figure or a range of up to 10%. The statement still includes the median price for the suburb and the three most comparable sales. If you can only find one or two, list them, give their key features and explain why you could not find three. A buyer who asks for the statement must get it within 2 business days.
Where it must appear
At every open for inspection, and online. In an online advert, it goes immediately next to the advertised price, in the first part of the main advert a buyer sees.
Treat your own property pages the same way as the portals. If a buyer can see the price, they should be able to open the statement from the same place.
Setting it up on My Property Pages
Upload the Property Price Statement as the brochure PDF on the listing, and buyers can download it from the page. Type the price or range exactly as it appears on the statement. When the price changes, update the page and the PDF together. When the sale is unconditional, mark the property sold on a paid plan, so the page shows a sold badge. Your state licence number sits on your profile.

Questions
Is the Statement of Information still used?
The Property Price Statement replaces it from 1 October 2026. Check Consumer Affairs Victoria for how campaigns that started before that date are treated.
Can I still quote a price range?
Yes, up to 10%. A range of $900,000 to $990,000 works. A range of $900,000 to $1,000,000 does not, because the top is more than 10% above the bottom.
What if I cannot find three comparable sales?
List the one or two you found, give their key features, and explain why you could not find three.
Do I have to publish the reserve?
For auctions and fixed date sales held from 16 October 2026, yes. It must be published at least 7 days before the sale, as a single dollar amount.
Does this apply outside Victoria?
No. These are Victorian rules. Other states and territories have their own rules on quoting prices.
