The down payment is only part of what you have to arrange. RBI rules cap the loan-to-value ratio, so the margin is yours to fund — and then stamp duty, registration, GST on under-construction property and brokerage all sit outside the loan as well.

This calculator totals the actual cheque. Buyers who plan only for the 20% margin are the ones who end up short at registration.

What the loan will not cover

The RBI sets maximum loan-to-value by ticket size: 90% for property up to ₹30 lakh, 80% from ₹30–75 lakh, and 75% above ₹75 lakh. Lenders may offer less. Critically, LTV is applied to the agreement value — stamp duty, registration, GST and brokerage are excluded from the loan entirely.

A worked example

An ₹80 lakh ready-to-move flat at 80% LTV, 7% duty, 1% brokerage and ₹50,000 of legal costs: ₹16,00,000 margin + ₹5,60,000 duty + ₹80,000 brokerage + ₹50,000 = ₹22,90,000 in cash. That is 28.6% of the price, not 20%.

Where the money usually comes from

  • EPF withdrawal — up to 90% of your balance for a house purchase after 5 years of service
  • Gold or securities loans for a short bridge, though the rate is higher
  • A gift from immediate family, which is tax-free but must be documented for the lender
  • Avoid a personal loan for the margin — lenders see it, and it reduces your home-loan eligibility

Frequently asked questions

What is the minimum down payment for a home loan in India?

Effectively 10% for property up to ₹30 lakh, 20% from ₹30–75 lakh, and 25% above ₹75 lakh, because of the RBI LTV caps. Individual lenders often ask for more.

Can stamp duty be included in the home loan?

Generally no. The RBI excludes stamp duty and registration from the property value used for LTV, so it has to come from your own funds. A few lenders offer a separate top-up, usually at a higher rate.

Can I withdraw PF for a down payment?

Yes. EPFO allows withdrawal of up to 90% of your accumulated balance for purchase or construction of a house after five years of membership, subject to the scheme conditions.

Is brokerage negotiable?

Usually. The convention is 1% from each side in most Indian cities, 2% in some markets. On higher-value deals it is common to negotiate to a flat fee.
