These conversions are exact rather than approximate — a square foot is defined as exactly 0.09290304 square metres, and an acre as exactly 4,046.8564224 square metres — so the figures here are conversions, not estimates.
The conversion factors
Everything is converted to square metres first, then out again. One square foot is 0.09290304 square metres, one square yard is 0.83612736, one acre is 4,046.8564224, and one hectare is exactly 10,000. An acre is therefore 43,560 square feet, and a hectare is 2.4711 acres.
Worked example
A 2,500 square foot apartment is 2,500 × 0.09290304 = 232.26 square metres. Expressed as land that is 232.26 ÷ 4,046.86 = 0.0574 acres, or 0.0232 hectares, or 277.78 square yards.
Which area is being quoted matters more than the unit
Markets differ in whether a quoted floor area includes internal walls, balconies, common parts or only usable space, and the gap between definitions can exceed a quarter of the total. Converting units correctly does not make two differently defined areas comparable.

How many square feet are in an acre?
Exactly 43,560. An acre is defined as 4,046.8564224 square metres, and dividing by 0.09290304 square metres per square foot gives 43,560 exactly, which is why the number appears so often in land descriptions.
How big is a hectare compared with an acre?
A hectare is 10,000 square metres, or about 2.4711 acres. Converting the other way, one acre is roughly 0.4047 hectares. Hectares dominate in metric countries and acres in the United States, United Kingdom and parts of South Asia.
Why do two listings for the same property show different areas?
Usually because they use different definitions — usable area, built-up area, or a figure including a share of common parts. Ask which basis each figure uses before comparing them, since the difference is frequently larger than any price gap.
