Indian leases almost always carry an annual escalation — commonly 5% for residential and 5–15% for commercial, sometimes stepped every three years instead of yearly. Over a long lease the compounding is significant, and tenants routinely underestimate the final-year figure.

This projects the rent for each year and totals the commitment, which is the number that belongs in a budget or an investment case.

How escalation compounds

Each year's rent is the previous year's multiplied by (1 + escalation). A 5% clause on ₹25,000 reaches ₹30,388 by year 5 — a 21.6% rise — and ₹38,809 by year 10.

What to check in the clause

  • Yearly or stepped? Many commercial leases escalate 15% every three years rather than 5% annually — the outcomes differ.
  • Does the deposit escalate too? Some landlords revise the deposit with the rent; most do not.
  • Lock-in versus term. An 11-month agreement with a 5-year intent is common in India to avoid registration; know which one binds you.
  • Maintenance is often outside the rent and rises separately.

Residential agreements in India are usually 11 months precisely because a lease of 12 months or more must be registered. Renewal terms and the escalation are typically re-agreed at each renewal, so a long projection is a planning tool rather than a contract.

What is a normal rent escalation in India?

Around 5% a year for residential in most cities. Commercial leases commonly use 5% annually or 15% every three years, and prime retail can be higher.

Why are Indian rent agreements 11 months?

Because a lease of twelve months or more must be registered under the Registration Act, which attracts stamp duty and registration fees. An 11-month agreement avoids that, and is renewed by agreement.

Can a landlord raise rent mid-term?

Not unless the agreement provides for it. The escalation clause governs — outside it, an increase needs the tenant’s consent or a new agreement.

How much security deposit is normal?

It varies sharply by city: one to three months in Delhi NCR and Mumbai, but commonly ten months in Bengaluru, though that has been easing.
