Karnataka is one of the few states that charges stamp duty on a value slab rather than a flat rate: 2% up to ₹20 lakh, 3% from ₹21–45 lakh, and 5% above ₹45 lakh.

On top of the base duty sit a 10% cess and a surcharge — 2% in urban areas under BBMP or BMRDA, 3% in rural areas. That takes the effective rate in Bangalore to roughly 5.6%, not the 5% most people quote. Registration is a further 1%.

A worked example

An ₹80 lakh flat in Bangalore: base duty at 5% = ₹4,00,000; cess ₹40,000; surcharge ₹8,000; registration ₹80,000. Total ₹5,28,000, an effective 6.6% of value — noticeably more than the "5% stamp duty" figure usually quoted.

Guidance value

Karnataka's equivalent of a circle rate is the guidance value, published per locality on the Kaveri portal. Duty is charged on the higher of guidance value and agreement value. Guidance values were revised substantially in recent years, so an old estimate will understate your cost.

Do women get a stamp duty concession in Karnataka?

The minimum property value notified by the state for each locality. Stamp duty is charged on the higher of guidance value and your agreement value.

Are the slabs on total value or the amount above each threshold?

On the total value. A property at ₹46 lakh is charged 5% on the whole amount, not 3% up to ₹45 lakh and 5% on the excess.
