Maharashtra charges 6% stamp duty for men and 5% for women, plus a 1% metro cess in the cities that have a metro project — Mumbai, Pune, Thane, Navi Mumbai, Nagpur and Pimpri-Chinchwad. Registration is 1%, capped at ₹30,000.

So a man buying in Mumbai pays 7% total duty, while a woman buying the same flat pays 6%. On an ₹1 crore flat that concession is worth ₹1,00,000 — the single cheapest saving available in the whole transaction.

Registration is 1% of value, capped at ₹30,000. Outside the metro cities the 1% cess does not apply.

The women's concession — the conditions

The 1% reduction applies where the buyer is a woman and she is the sole or first-named owner. It was introduced in 2021, and the earlier condition preventing resale to a male buyer within 15 years was removed in 2023 — so the concession no longer restricts what you do with the property afterwards.

A worked example

A ₹1,00,00,000 flat in Pune bought in a woman's name: duty 5% = ₹5,00,000, metro cess 1% = ₹1,00,000, registration capped at ₹30,000 — ₹6,30,000. In a man's name it would be ₹7,30,000. The concession saves ₹1,00,000.

Ready reckoner rate

Duty is charged on the higher of your agreement value and the government's ready reckoner rate for that building and floor. Buying below the reckoner rate does not reduce the duty, and the shortfall can also be taxed in your hands under Section 56(2)(x).

Rates are revised in the state budget and the reckoner is updated annually. Confirm on the IGR Maharashtra portal before you budget.
