Between the split with any co-operating agent, the brokerage's share, referral fees and tax, the take-home is often less than half of the number on the invoice.
The order it comes off in
Total commission, then your side of the deal, then any referral fee, then the brokerage split, then tax. Order matters: a referral fee taken before the split costs you less than one taken after.
Worked example
A 320,000 sale at 2.5% is 8,000 of commission. Taking one side is 4,000; a 70% split leaves 2,800; setting aside 25% for tax leaves 2,100 — about 26% of the original figure.

Should I set aside tax on every deal?
Yes, on receipt. Commission income arrives in lumps and the tax on it arrives later; agents who do not separate it are the ones caught short.
Is a higher split always better?
Not if the brokerage is generating the leads. A 50% split on deals handed to you can pay more than 90% of deals you have to find yourself.
How do I use this to plan?
Divide your income target by the take-home per deal to get the number of deals, then divide by your conversion rate to get the enquiries you need.
