Knowing how many viewings produce an offer, and how many offers produce a completed sale, turns a sales target into a specific weekly viewing number.
The ratios are also diagnostic. Plenty of viewings and no offers is a pricing problem; plenty of offers that never complete is a qualification problem. The two need completely different fixes.
The calculation
Viewings per offer = viewings ÷ offers. Offers per sale = offers ÷ completed sales. Multiplying viewings per sale by your target gives the viewing volume the target requires.
Worked example
A hundred viewings producing twenty offers and twelve completed sales gives five viewings per offer, 1.7 offers per sale and 8.3 viewings per sale. Reaching twenty sales in the same period would need 167 viewings. Viewings scale linearly with sales, so a two-thirds increase in target is a two-thirds increase in viewings — there is no efficiency to be found in volume alone, only in the ratios.
Read the two ratios separately
A high viewings-per-offer figure points at price or presentation: people are looking and not bidding. A high offers-per-sale figure points at fall-throughs, which is about qualifying buyers, checking finance and managing chains rather than about the property at all.

How many viewings should a sale take?
It varies hugely by market and price band, but somewhere between six and twelve viewings per sale is common. What matters more than the absolute number is your own trend and how it compares between listings.
What if I get viewings but no offers?
That is almost always price or presentation. Buyers are interested enough to visit and not enough to bid, which usually means the property is priced against better-presented competition. Gather viewing feedback systematically before reducing.
What if offers keep falling through?
Qualify harder before accepting. Check finance is genuinely agreed rather than assumed, understand the chain above and below, and get proof of funds. Each fall-through costs weeks and weakens the property position on the portals.
